Types of estimates

Investor estimate
Sets the expected cost of the project before it starts – the basis for the budget and for talks with contractors.
Tender estimate
A price for the works prepared by or for a contractor, submitted to the investor or in a tender.
As-built estimate
Settlement of the work actually done, based on measurement – including additional and substituted work.
Bill of quantities
A list of the planned work with the quantities of each item – the starting point for any estimate.

How an estimate is prepared

    I calculate the quantities of work and materials from the design or from measurement.

    I apply current prices for materials, labour and plant in the Łódź region.

  4. The finished estimate

When a construction cost estimate is needed

An estimate is useful before building a house, extending or renovating – it lets you plan the budget and avoid underestimating the project.

Banks require a cost estimate and a schedule of works for a house-building loan. An estimate may also be needed to settle with a contractor, in a dispute over the value of works, or for a claim to an insurer.

I combine estimating with practice on site, so the pricing reflects the real technology and sequence of work, not just catalogue items.

The building or detailed design, a description of the scope of work and the expected finishing standard. For renovations a site visit and measurement are usually enough.

Do you prepare estimates for a house-building loan?

Yes. I prepare the cost estimate and schedule of works required by the bank for a house-building loan, also on the bank’s own form.

What is the difference between an investor estimate and a tender estimate?

An investor estimate is prepared for the investor to set the expected cost of the project. A tender estimate is prepared by the contractor as their price for carrying out the works.

How long does an estimate take?

It depends on the size of the project. An estimate for a simple renovation or a detached house usually takes a few working days from receiving the complete documents.
